A planning estimate is not a final quote or a price cap.
Removing walls, moving the kitchen, major plumbing or electrical changes, and repairs are outside the starting package. More than 20 cabinets also needs an individual review.
A cabinet count alone does not confirm package eligibility. Measurements, configuration and existing conditions matter.
The $25,000 starting price is for a defined replacement-kitchen scope: coordinated package selections, standard installation and a layout that largely stays in place. It is not a price for every kitchen or every feature shown in a photo.
We check measurements, cabinet configuration, selections and existing conditions before confirming the price. Additional work is identified in the written proposal, so you can see what the starting package covers and what your home needs beyond it.
A practical starting scope for replacing a kitchen while largely keeping its existing layout.
| Project item | How it is handled |
|---|---|
| Crown molding | Not included in the base package. Crown molding is an additional cost. |
| Kitchen painting | Kitchen walls and ceiling are included. Other rooms are an additional cost. |
| Countertops | Quartz or granite from the package selections is included. Specialty selections require a quote. |
| Appliances | Installing your own appliances is included, whether you keep your current ones or buy new ones yourself. Appliances bought through us are an additional cost, and we can help you choose them. |
| Flooring | Kitchen and adjoining-room flooring are an additional cost. |
| Light fixtures & faucet | Three replacement lights and a faucet are included in the base scope. Higher-end selections are an upgrade. |
| Layout changes | Changes to the existing layout are reviewed and priced separately. Structural changes are outside the starting package. |
| Permits & existing conditions | Required permits, repairs and work outside the base scope are confirmed for your property before the final proposal. |

Awakened Kitchens is owned and operated by Dan Zecher and based in Lancaster County. The business grew out of his home renovation work through Awakened Properties.
That background is the starting point for our kitchen service: coordinated selections, a defined scope and a written proposal for your home.

Pick any cabinet color from our catalogs. Most keep the same starting price; paint to match is an upgrade.
See the color options ↗We review the room’s measurements, cabinet configuration, countertop area, fixture locations and existing conditions. The typical package scope is about 15 cabinets, up to 20, subject to measurement and configuration.
Keep a list of must-haves and optional upgrades. Crown molding, appliances bought through us, flooring, specialty finishes and changes to the layout can then be listed as additional costs in your proposal. Review kitchen lighting needs and farmhouse sink requirements before adding them to your wish list.
The calculator starts at $25,000 and adds planning allowances for the options you select. It does not include every possible project cost or replace an on-site scope review.
Build a planning estimateNot necessarily. $25,000 is the starting package price. Measurements, configuration, selections, existing conditions and additional work determine your written quote.
You may be able to. Installing your own appliances is included, whether you keep your current ones or buy new ones yourself. Appliances bought through us are an additional cost, and we can help you choose them. We review the dimensions and condition of appliances you want to keep before confirming the cabinet layout.
Tell us what you want to move. Layout changes are reviewed separately; major structural work or moving the kitchen is outside the starting package. A ducted versus ductless range hood comparison can help you prepare for a separate ventilation discussion.
The schedule depends on the agreed scope, material availability, permits and existing conditions. We confirm the project schedule before work begins; the starting package price is not a completion-time guarantee.
No. It gives you a planning starting point and allowances for selected additions. Required permits, kitchen flooring, repairs and other unpriced work are not included in its total. Measurements and a scope review are needed for a written quote.
