How much does a kitchen remodel cost in Lancaster County, PA?
Our coordinated kitchen package starts at $25,000 for a Lancaster County kitchen that largely keeps its layout and has up to 15 cabinets. Each extra cabinet adds about $350, so a 20-cabinet kitchen starts at $26,750. With our calculator’s planning allowances, the range is $35,000 to $55,000 with major layout changes. Crown molding, appliances bought through us, flooring and required permits are an additional cost.
These are our package price and provisional planning ranges as of October 2026, not a countywide average or a quote. Your written proposal confirms the price for your home.
Planning ranges by kitchen size and layout.
Start with the package price, then add the allowance that matches your kitchen. These are the same amounts our kitchen remodel estimate calculator uses, and it shows your range without asking for contact details.
| Your kitchen | Added to the $25,000 package | Planning range |
|---|---|---|
| Layout largely kept, up to 15 cabinets | No allowance added | From $25,000 |
| Each cabinet beyond 15 | About $350 per cabinet | From $26,750 with 20 cabinets |
| Small layout changes | $2,500 to $6,000 | $27,500 to $31,000 |
| Moving walls or major layout changes | $10,000 to $30,000 | $35,000 to $55,000 |
These are provisional planning allowances, not quotes. Extensive structural work or a substantially larger kitchen may exceed these ranges. Each range comes before the additions below, and none includes required permits, kitchen flooring or repairs.

These choices are priced separately from the package. The calculator adds a planning allowance for each one you select, so you can see what your budget needs to cover before the consultation.
If you plan to keep your current appliances, we check their dimensions and condition before confirming the cabinet layout. Installing your own appliances is already part of the package, whether you keep your current ones or buy new ones yourself.

A major midrange remodel averaged $80,463 locally and $82,793 nationally. Homeowners in Houzz’s 2026 kitchen study reported a median spend of $20,000 for a minor remodel and $55,000 for a major one.

Appliances and flooring are an additional cost.
Minor remodel: new shaker-style fronts on the existing cabinet boxes, laminate countertops, a new range and refrigerator, a midpriced sink and faucet, resilient flooring and paint. Major midrange: all new semi-custom cabinets with an island, laminate countertops, new appliances and lighting, resilient flooring and paint. Major upscale: custom cabinets, stone countertops, a tile backsplash, built-in and commercial-grade appliances, new lighting and tile flooring.

How should you budget for a kitchen remodel?
Budget in five parts: the contracted kitchen work, the additions you choose, property-specific work such as permits and repairs, a reserve for surprises, and household costs while the kitchen is out of use. Writing each part down separately shows whether appliances, flooring and permits are covered before you compare totals.
| Budget category | What to record |
|---|---|
| Contracted kitchen work | The written price and the materials and labor it includes |
| Selected additions | Appliances, flooring, layout changes or upgraded fixtures |
| Property-specific work | Required permits and any identified repairs or utility changes |
| Contingency | Money set aside for conditions that can’t be fully assessed until the old kitchen comes out |
| Household expenses | Takeout meals, storage or a place to stay, if you need them |
Count each item once. If your written proposal already includes a permit fee or a repair, it belongs in the contracted total. Your reserve is separate money for work nobody could see in advance.
How much should you set aside for unexpected work?
Set aside 10% to 20% of the project cost. That is the contingency the National Association of the Remodeling Industry recommends in its remodeling budgeting guidance. On a $25,000 kitchen, that is $2,500 to $5,000. It is your own reserve for conditions found during the work, not an extra Awakened Kitchens charge, so price planned upgrades first and keep the reserve separate.
How can you compare kitchen estimates fairly?
Compare the written scope before the totals. The Federal Trade Commission says a written estimate should describe the work, the materials, the completion date and the price in its guide to avoiding home improvement scams. Put the proposals side by side and check:
- Are the cabinet counts and configurations comparable?
- Are countertop material, fabrication and installation included?
- Does each price include removal and disposal of the old kitchen?
- Are appliance purchases separate from installation?
- What has been allowed for fixtures, permits and repairs?
- How are changes priced and approved?
A lower number may be a smaller project, and a higher one may include work you didn’t ask for.
Permit costs depend on your municipality and the work.
Permit fees are not part of the $25,000 starting price or the calculator’s ranges, but required permits are not optional. Applicable permit fees and related requirements are reviewed for your property and included in your written project scope.

Kitchen remodel cost questions.
Is $10,000 enough for a kitchen remodel?
Usually not for a full kitchen remodel. A minor kitchen upgrade averaged $27,315 in the York and Harrisburg markets in 2025, according to the Cost vs. Value report, and that project keeps the old cabinet boxes. $10,000 is better suited to a refresh: painted cabinets, new hardware, lighting, a faucet or a backsplash. Our full package with new cabinets and quartz or granite countertops starts at $25,000.
Is $30,000 enough for a kitchen remodel?
Yes, for many kitchens that keep their layout. Our package starts at $25,000 with up to 15 new cabinets, quartz or granite countertops, a backsplash, three light fixtures, a faucet, kitchen wall and ceiling painting, and installation. That leaves about $5,000 for additions such as extra cabinets at about $350 each, paint to match at about $200 per cabinet, or a small layout change, which has a planning range of $27,500 to $31,000. Moving walls, at $35,000 to $55,000, usually takes a project past $30,000.
What is the most expensive part of a kitchen remodel?
Cabinets are usually the biggest expense in a kitchen remodel, because a kitchen needs many of them and each one adds material and installation cost. Installation labor, appliances and countertops follow. Changing the layout can cost more than any single material: moving walls, plumbing or gas lines adds a $10,000 to $30,000 planning allowance to our $25,000 package, while each cabinet beyond the 15 included adds about $350.
What is the 30% rule in remodeling?
The 30% rule is a budgeting guideline: keep your total renovation spending at or below 30% of your home’s current market value. On a $300,000 home, that caps all renovations at about $90,000. It is meant to stop you from spending more than your neighborhood will support at resale. It is a rule of thumb, not a requirement, and some guides apply it to a single room. A kitchen usually takes a small share of that limit: our package starts at $25,000.
Is the starting price the same for every design collection?
Yes. The $25,000 starting package price is the same for Crisp Classic, Natural Elegance, Two Toned, Two Toned Blue and Sage Green, and most custom catalog colors keep it too; paint to match in any color is about $200 per cabinet. Collection photos show design possibilities and may include upgrades outside the starting package. Compare the five collections.
Are Lancaster County permit fees included in the price?
Not in the $25,000 starting price or the calculator’s planning ranges. When permits are required, the fees and related requirements are reviewed for your property and included in your written project scope. Requirements follow the municipality where your home sits, not its mailing address.
What does a kitchen with more than 15 cabinets cost?
The package includes up to 15 cabinets, and each extra cabinet adds about $350. An 18-cabinet kitchen starts at $26,050 and a 20-cabinet kitchen at $26,750, before other additions. A cabinet count alone does not set the price. Measurements, configuration, selections and existing conditions determine the price in your written proposal.
How much do layout changes add to the cost?
Small layout changes add a $2,500 to $6,000 planning allowance, for a planning range of $27,500 to $31,000. Moving walls or making major layout changes adds a provisional $10,000 to $30,000, for a planning range of $35,000 to $55,000. Extensive structural work can exceed that range and is reviewed separately.
Does the price change depending on where I live in Lancaster County?
Our published starting price is the same $25,000 across our service area, and the calculator applies the same allowances everywhere. Your municipality does affect permits: requirements and fees depend on the authority for your address and the work, and they are confirmed for your property.
What is not included in the $25,000 starting price?
Crown molding, appliances bought through us, kitchen or adjoining-room flooring, painting other rooms, upgraded fixtures, paint to match in any color (about $200 per cabinet), range hoods, farmhouse sinks, layout changes, repairs and work beyond the base scope are an additional cost. Required permits are reviewed for your property and included in the written project scope.
Should I remodel everything at once or in stages?
All at once, when the budget allows. Cabinets, countertops and the backsplash are measured and fitted to each other, so replacing them in stages often means redoing work you already paid for. Staging works better for items that stand alone, such as appliances, lighting or flooring in the next room. Ask for a whole-room plan first, then decide what can wait.
